How Loan Officers Can Snag Realtor Business

It usually happens that you hook up with a real state agent who promises to give you business. You work day and night at different strategies but never hear back from that agent. Even if you hear back the agent always comes up with some lame excuse. When a realtor promises you some business there are two possible outcomes. Either he will or he won’t. May be he is a realtor who has not many deals to close to give you business. Running after such an agent is just a waste of your own time. The last possibility is that the realtor has lots of business but is hesitant to give it to a new untested loan officer like you.

In such a case or in any case it is always good to market your own talent. Make people and realtors aware of what you can do. The best and cheapest way is to provide Just Listed and just sold postcards for your agents in addition to open house flyers customized with attached reports. On the surface this does not sound like much does it?

Every time you give an office presentation you can log into the MLS (If you do not have MLS access, then you need to either get it, or partner with a title company who does have it.) and identify the agents who have deals in process. From there you can download the agents details and information of the home targeted. Then prepare a sample Just Listed or Just Sold postcard along with an open house flyer customized with each agents information and respective listing or sold property.

You can bring these to the presentation and seminar and distribute to every agent as a sample of the services you can provide. These cards and flyers will cost you nothing since you will be preparing them in-house. This way every average agent who participates will close additional 4-5 transactions per year because of these little cards. They can show them to their buyers so that they are satisfied of your services.

After that you can send weekly emails to your agents that you are prepared to deliver any just listed or just sold postcards to the office for any new listings or sold properties. If the agent asks for Just Listed cards then you know there is obviously a new client involved.

While you are making these emails and sending these emails every week you will begin to notice a pattern. Some agents will look forward to your calls and have their orders prepared in advance while others will habitually avoid you.

Just to make certain that the agent is avoiding you as opposed to running a conflicting schedule you will want to try and track this person down and schedule a better touch-point each week. If this still doesn’t work then you will know when it is time to move on.

Hello, this is Google calling, I have a call for you, please hold. Sound funny? Well, it might just be the next online advertising wave for professional Realtors.

Google has done it again. Google has come out with some very innovative advertising programs lately and this one is right up your ally if you’re a professional Realtor. Along with your Google AdWords pay per click campaign for your real estate website you can now have “click to call”. Instead of your real estate customers clicking through to your real estate website, they can now call you directly from your pay per click ad. If you’re a Realtor It’s a new and unique way for you to connect with potential real estate customers in your area.

Here’s how it works. Next to your Google AdWords ad your customers will see a phone icon. When your new real estate customer clicks the phone icon, they enter your phone number – next they click “Connect For Free”. Google calls the number they provided. When you pick up, you hear ringing on the other end as Google connects you to your new customer. Next thing you know, your phone is ringing and there is a brand new real estate lead on the other end.

This service will make it easier for potential real estate clients to contact you without searching through your website for contact information. Realtors without a strong web presence, or first page ranking, have found that Googles pay per click advertising is a great way to compete with other real estate websites in their market. Googles “click to call” is going to turn up the volume on real estate AdWords ads.

To make your potential clients feel more comfortable, Google won’t share the customers telephone number with you, the advertiser. In addition, Google will delete the customers phone number from their servers after a short period of time. Also, Google foots the bill for all calls, local and long distance. However, if the customer calls your mobile phone, they may incur airtime fees depending on the mobile phone plan. Check your mobile phone provider for details.

This advertising product is geared towards smaller businesses and is perfect for the professional Realtor. Imagine, new real estate customers calling you when they come across your Google pay per click ad. You’re real estate customers can now have a direct pipe line to you, the real estate professional. You might be asking yourself why is pay per click advertising important for my real estate website? If you’re a Realtor, having a professional real estate web presence should be an important part of your real estate business. However, just having a website will not guarantee success. You need to market your website. If your clients don’t know you’re there, you may as well have a lemonade stand in the middle of the desert. You might have the best lemonade in the world, but, if no one can find you, you’re not going to sell much lemonade. Pay per click advertising is the fastest, most cost effective way for you to start marketing your website.

In real estate, one good listing or buyer can turn into thousands in commissions. Now with Googles “click to call” your potential customers will have the luxury of speaking directly to you. Real estate is a competitive business. You should be competing for those leads. Remember, Realtors won’t be replaced be technology, they will be replaced by the Realtors who use technology to their advantage.

Local buyers and sellers are actively searching for Realtors on the Internet. Studies show that these potential customers are serious when searching on the internet for real estate services. The problem is as a local Realtor you have to figure out how to get these customers to your real estate website, and you have to do it without breaking the bank.

Did you know that 74% of U.S. households use the Internet as an information source when shopping locally. 45% of local searchers have the intent of doing business locally. The percentage of people who use yellow page advertising decreased from 75% to 62% last year. If you’re one of the many Realtors who have a yellow page ad, it’s time to consider buying a smaller ad and shifting your marketing dollars to the Internet.

As a local Realtor, it’s hard to ignore these facts. If you want to compete in your local real estate market you must have an internet presence where your customers are searching. Google’s local, or “geo targeted’ pay per click marketing can put your real estate website on the first page of Google where your future customers are searching.

In a professionally created Google pay per click advertising campaign keyword phrases are used to trigger your ads when someone searches using that phrase. An example of a keyword phrase that might be used would be “real estate in Glens Falls”. When someone types in this keyword phrase your ad, pointing to your real estate website, would be displayed. Chances are you will also see ads for your competitors on the same page. The cost per click for ad positioning on this page may be somewhat competitive.

Now, this is where “geo targeting” comes in to play. A professional pay per click marketer would never use the phrase “real estate” for your pay per click campaign. Imagine all the people on the internet that type in “real estate” everyday. Your ad would show thousands, if not hundreds of thousands of times per day to people who are not searching for real estate in your area. Some of them will click on your ad costing you money.

However, when implementing a “geo targeted” pay per click advertising campaign, you can use a general keyword like “real estate”. It has also been my experience that the cost for that same click is much lower in a “geo targeted’ campaign.

Here’s why. When setting up your “geo targeted” campaign I use your physical address. Then I tell Google what the ’search radius” for this campaign will be. You can go out 5 miles, ten miles, or 100 miles. You decide how far you would travel from your location to do business. It’s entirely up to you. Google will then serve your ad only to searchers within that “search radius”. Now for the best part, your competition did not bid on the keywords “real estate”, he is bidding on “real estate in Glens Falls”. He does not have a separate “geo targeted’ campaign set up. So, there is a lot less competition in your “geo targeted” advertising campaign, hence, you pay less per click. In fact you pay a lot less. My Realtor customers save about 50% per click as opposed to all the other pay per click campaigns out there.

They also gobble up lots of local business right in their back yard. So, how do you promote your real estate website? Remember, real estate agents will not be replaced by technology, they will be replaced by the agents who use technology to their advantage.

okay so heres the deal, i love the concept of marketing and i’ve taken many classes on it in highschool, i did everything like DECA and any activity that had anything to do with marketing….but right now im working in a property management office and i love it! Is it possible to go to college and major in like business marketing or something so that i can have that competitive advantage or what? Im playing volleyball of course i have to go to college at least for a year. But what are your suggestions….and i know the market isnt the greatest right now but i might now be a realtor maybe do something with property management? Any thoughts suggestions would be so great!

Leslie, Always will to help a fellow DECA alum. You do not need a degree to be a Realtor, but it sure helps, High dollar houses are bought by people with college degrees and want to work with people that are just like them. You are very young GET YOUR EDUCATION. Stay in the property management office, it is a steady source of income and you are working more with service issues. Being a Realtor is pure sales. You need psych courses and many sales courses. Your real training will come with classes, however the more letters in front of your name the more credibility you will have and the more high dollar and commercial deals you will attract. Here is another tip that nobody will tell you. Go through a Real Estate book you find at the supermarket. You will find the best looking women have the most awards in front of their name, stay in shape, those are the rules, don’t complain, take advantage of them! I am going to give you some great books to read, you are hungry for information, so here you go!!! Good luck to you!!!

Can I get out of my contract with my realtor?

We have had our house on the market for almost 6 months and have only had about four showings. Those were due to my own personal marketing. Our realtor is HORRIBLE and lazy and will not do anything I ask him to do, like change little things on the website. We are stuck with him until July and I cannot do it any longer…can I get out of a contract with him or will there be penalties?

I am sorry about your issue…all I can suggest (sorry it’s not much) is to contact HIS Broker. He has someone to answer to. Also try the organization for realtors. (Sorry I can’t remember the name exactly, but google it). But my best advice is to talk to HIS broker!!!

Hello!! I was licensed in one state, moved & had to become licensed here. I’ve been in "the business" since mid-March. I send out 25 weekly Open House invitations to other agent’s houses (I have none yet so I hold other’s listings OPEN), I have business cards & a website my company provides, plus I’m building my own site as we speak. I’m very creative with Desktop Publishing & have lots of ideas, but limited cash to spend. WHAT ADVERTISING or marketing would YOU respond to if you needed services or info from a Real Estate Agent?
Postcard in the mail?
Offer of a free service?
Seeing my pretty picture? (lol, it is kinda cute, though)
Seeing my logo on the back of my jacket at the movies?
Glossy ad in a local magazine or a personal newspaper ad?

I don’t uderstand why real estate and loan officers are not sent to some sort of marketing school.

My advise to you is find out if your office assign areas to work in your office if not locate an area near your real estate office or as close as you can get. The area you are seeking should have a minimum of 5000 homes. Get your title officer to give you a farm package for that area. Staples can run you off about 5000 flyers for approximately $275 or somewhere in that area. If you can afford color flyers with a pic of yourself great.

On the flyer introduce yourself as the new real estate agent for the area and that you are there to assist in any real estate matters. You should also have a little bio about yourself. You can walk this area and put out the flyers yourself or hire some local kids to put out the flyers. Pass these flyers out at least 3 months in a row. Do not place these flyers in any mail boxes, use a rubber band to attach them to the door knobs.

Now that you have established yourself as the real estate agent for this area, your 4th or 5th correspondence should be a newsletter about your services. Your professional team might also want to add a column in this newsletter explaining their services. You should also seek from the post office a bulk mailing stamp.

To help pay for this newsletter remember those business owners that allowed you to put a flyer in there business. See if they want to advertise in your newsletter a business size ad 1/3 page ad or whatever. You might also want to get an attorney or tax preparer to run a paid column each month even a dentist of doctor explaining things about their proffession and how to prevent illiness of tooth decay or whatever.

Now find the local business in the same area, place these same flyers in the business that will allow you, make sure you leave a card with all the business people you speak with. You will be able to find holders for your flyers at staples or Office Depot. You should visit these business owners at least twice a month to change your literture and just to make sure your holder is neat and in order and still full.

Once your flyers have been placed you should start assembling yourself a team of professionals that can help you in your business. You are not limited to these but you need an attorney, a loan officer (Not one that work in your office if your office do loans as well as real estate-but an independent, there are things you will be doing with this person that perhaps you can not do with one that is in your office), a title officer, a tax preparer or CPA, an escrow or closing officer (escrow officer) a home insurance agent, a notary and anyone else you think you need to assist you in your professional career. Now you should give them some of your business cards and you take some of their business cards. You should pass out their business cards to people that you run into that need their services. They should be willing to pass out your business cards to people they meet that might need your services. You should call or meet these individuals at least once per week.

This is not a quick way to get a listing but a way for you to establish yourself as an expert in real estate in your area. The listings will come as time goes on. Sell yourself.

I want to have a realtor licence and go thru the training but I was wondering if it is a waste of time now. My cousin and my mom are wanting to sell there houses this year and I would love to do it for them. I am a stay at home mom with flexable hours for work. what do you think?

Before you ask this question, the most important question would be: Is this something you see yourself doing and loving doing?

If the answer is yes, then you have also answered the second question, but it is not easy to get a license, at least in the states that I have had a license in.

But one thing to keep in mind if you do become a real estate agent is to get signed up right away to complete Broker Price Opinions (BPO) this does several things for you.

1. It earns you spending cash and gas money till you start making sales.
2. It helps you to generate leads on possible properties that may be going on the market in the near future.
3. You could get a listing from the company that orders the BPO.

I have just started completing BPO’s and have completed 5 for this company this week: Residential Values, Inc. www.resvalues.com

Haven’t been paid yet, so don’t know how long it takes to get paid and that is something that I hear makes a lot of difference in the companies. They say that they pay fast, we will see?

Are there catches to buying foreclosed homes, then just purchasing a home that is offered through a Realtor on the market?

Realtors sell foreclosed homes every day. We can and do sell every home on the market.

Maybe your question was would it be better to buy a home that is in foreclosure (or one that has been foreclosed on) or to buy a home still owned by an individual.

I think the answer is to look at all the inventory. Don’t restrict yourself artificially. Pick the home that delivers the most home for your money.

My experience is that a huge number of people believe they should only look at foreclosure and so they end up spending much more than they should. The excitement of thinking you are getting a bargain makes people pay to much.

Your Realtor can show them all to you. At least in my area the HUD homes, the VA foreclosures and most of the bank owned homes are all in the MLS. That means you can search for them on the public websites! Your Realtor can help you, let him.

What is a FAIR commission to pay your realtor in this market?

My understanding is that the commission is negotiable, especially when the market is the way it has been. So, what’s fair nowadays? The house is in Florida.

Any useful info you can give me in regards to selling a property and dealing with agents in a shaky market will help.

The house is updated with new cabinets, granite tops, neutral ceramic floors in living areas, new Karastan frise carpet etc…

Commission is certainly negotiable, but you can’t expect the best service if you don’t pay for it. And since the market isn’t all that good these days, they won’t try hard unless it’s worth their while. People paying more will always get better service. I’d suggest between 5% and 6% – anything less, and you run the risk of not selling at all.

I was just wondering how much do real estate agent usually spend to market a home in Southern Californa? consider that a home was on local MLS listing, realtor.com, yahoo.com, ziprealty.com , local newspaper, any almost all the website, and color flies…. Is there a typical range that listing agent will spend to market a home?
Let say to sell a $470,000 home.

The Average Realtor spends very minimal money marketing a home for sale. Most belong to the MLS in the area and they do pay a monthly fee to belong to the MLS. The Average Realtor spends less than $200 buck marketing the home. Most will just put it in the MLS and put up a sign. The websites Realtor.com or zillow.com are free to post a home for sale. Take in mind this is the average Realtor. A great Realtor will spend up to a couple thousand to market a home, if they commission they are going to earn is going to be substantial. On your home a commission at 3.0% could be up to $14,100 so a if a Realtor spends a couple thousand to sell your home, than the commission earned is well worth the marketing cost.
